Real Estate Transactions
Independent, accurate valuations to ensure you make informed buying or selling decisions in today's market.
Whether you are buying a home or selling a property, an independent appraisal provides an objective opinion of market value you can use as one input in your decision. It does not guarantee a particular price, a faster transaction, or a specific outcome — but it gives you a clear, supported number to work from when evaluating an offer, setting a price, or deciding whether to proceed.
A purchase or sale appraisal is an independent opinion of a property's market value, ordered by a buyer or seller to inform a transaction decision. It is prepared to recognized appraisal standards for a defined effective date and intended use. The appraiser's role is to develop a supported value; the parties and their agents still decide whether to proceed, the offer price, and the terms.
Not every buyer or seller needs a privately ordered appraisal. Its usefulness depends on the property, the available market evidence, any uncertainty about value, and the client's needs. Many transactions proceed on the strength of an agent's analysis and a lender's appraisal; others benefit from an independent value, particularly for unique properties, private sales, or situations where the parties are unsure of value.
For a buyer, an appraisal gives a supported estimate of what the property would likely sell for on the open market as of the effective date. That estimate can help you weigh an asking price, decide whether to make an offer, and respond to a counteroffer with a documented value. The value conclusion may be above or below the asking price, and the appraisal does not guarantee you will avoid overpaying or that a transaction will succeed.
For a seller, an independent appraisal provides an objective reference point when setting an asking price or evaluating an offer. It does not determine the asking price or guarantee a particular sale price, and the seller and their agent still decide pricing, marketing, and negotiation strategy. If you are preparing to list rather than responding to an offer, our Pre-Listing Appraisal page covers that use in detail.
A cash buyer has no lender requiring an appraisal, so a privately ordered appraisal can provide an independent value to inform the offer. A cash purchase does not eliminate the need for other due diligence such as a home inspection, title review, or survey.
When parties negotiate without broad market exposure — a for-sale-by-owner transaction, an off-market sale, or a transfer between related parties — an independent appraisal can provide an objective reference point. An appraisal alone does not make a related-party transaction legally compliant or establish its tax treatment, and a sale at appraised value does not eliminate gift, tax, estate, or other legal issues. Confirm legal and tax requirements with your attorney or tax adviser.
These three figures are related but are not the same thing. Appraised market value is an independent estimate of likely sale value as of the effective date. The asking price is the strategic number the seller and agent choose to list at. The contract price is the amount the buyer and seller have agreed to in a contract. The eventual sale price depends on market activity, negotiation, and the terms of the transaction. An appraisal can inform the asking price and support negotiations, but it does not determine either figure.
A real estate agent's comparative market analysis (CMA) is a useful pricing tool based on recent sales, and many buyers and sellers rely on it. An online automated estimate is an algorithmic approximation, and a tax assessment reflects the assessor's value for taxation. None of these is an appraisal. An appraisal is an independent, defensible valuation developed under standardized appraisal methods and reported in a formal appraisal report. Each resource serves a different purpose, and they can complement rather than replace one another.
| Resource | What it provides | Typical purpose |
|---|---|---|
| Appraisal | Independent, supported market value to appraisal standards | Objective reference for offers, pricing, and private sales |
| Agent CMA | Agent's pricing opinion based on recent sales | Setting a listing price and marketing strategy |
| Online estimate | Algorithmic approximation, not an appraisal | Casual curiosity; not a defensible valuation |
| Tax assessment | Assessor's value for taxation | Property taxation; not a transaction value |
We review the property's location, size, layout, condition, features, and quality, then compare it to recent sales of similar properties in the area. Comparable properties are selected based on similarity and proximity, and any adjustments reflect the evidence in that assignment — there are no fixed adjustment amounts or percentages that apply to every property. Condition, renovations, location, and unusual features all affect the analysis. Renovation cost does not automatically equal added market value, and we do not apply unsupported price-per-square-foot formulas.
While every assignment is different, a purchase or sale appraisal generally follows these steps:
Gathering a few items in advance can help the appraisal proceed smoothly. The exact requirements depend on the assignment, so consider this a starting point — we will confirm what is needed when you request a quote.
If an interior inspection is included, the person who can authorize access should coordinate it. A prospective buyer does not have an automatic right to enter the seller's property; access is arranged through the agreed engagement. The inspection documents the property for the appraisal; it is not a substitute for a home inspection, engineering evaluation, survey, title review, or environmental assessment, and we do not verify every permit or code-compliance item.
The appraisal report states the intended use, intended users, effective date, and scope of the assignment. A supported appraisal can be a useful reference during negotiations, but it does not guarantee a particular outcome. The client, intended users, and permitted uses are defined during engagement, and report access for the other party depends on the engagement and applicable obligations. Sharing a report is not the same as making another party an intended user, and changing the client name does not make an existing report suitable for a new use.
There is no universal appraisal expiration period. The report reflects its effective date, and property changes, market changes, and recipient requirements can affect its later usefulness. If you have questions about who may rely on the report or how it may be shared, please raise them during engagement so the scope and intended users are clear.
A privately ordered appraisal does not automatically replace a lender's valuation requirements. A lender typically orders its own appraisal to meet its requirements, and a privately ordered report may have a different intended use, intended user, or scope. We do not guarantee a lender will accept an appraisal ordered independently by a buyer or seller. Buyers should confirm appraisal requirements with their lender before ordering a report for financing purposes.
The fee and completion timeline depend on the property type, location, size, complexity, whether the property is under contract, and the intended use of the report. A straightforward single-family home with good comparable data typically takes less time than a unique property, a multi-unit building, or an assignment with a special scope. Once we understand your situation, we can provide a quote and an estimated timeline. We do not quote a fixed fee here because every assignment is different.
