Estate Settlement & Probate
Accurate, retrospective valuations to help executors and accountants establish a step-up in basis and settle estates smoothly.
Losing a loved one is an incredibly difficult experience, and the legal and financial responsibilities that follow can often feel overwhelming. For executors, administrators, and family members tasked with settling an estate, determining the fair market value of the deceased's real estate is frequently a critical step. A date of death appraisal provides an independent, professionally defensible valuation of the property as of a specific date in the past. At SC Real Estate Appraisals, we approach these sensitive assignments with empathy, respect, and professionalism, working to make the valuation process as smooth as possible for everyone involved.
A date of death appraisal is a retrospective valuation that establishes a property's fair market value as of a defined past date — most often the date the owner passed away — rather than today's date. It is commonly used for estate settlement, probate, and tax purposes. Not every estate requires an appraisal, but when one is needed, the report must be independent and prepared to recognized appraisal standards so it can hold up under review by courts, the IRS, and other parties.
This is different from a current-market appraisal, which reflects value as of the inspection date. A retrospective appraisal requires the appraiser to look back in time and reconstruct the market conditions, comparable sales, and property characteristics that existed on the effective date.
The effective date (sometimes called the "as of" date) is the historical date the value reflects. The inspection date is when the appraiser visits the property, which may be weeks, months, or even years later. A current inspection helps the appraiser understand and document the property, but the concluded value is tied to the effective date — not the day of the inspection.
To establish this retrospective value, our certified appraisers use comprehensive historical MLS data, public tax records, and past market trends to reconstruct the local real estate environment as it existed on the effective date. This method keeps the value accurate for that specific moment in time, regardless of how the market has shifted since.
The date of death is a common effective date, but it is not always the required one. Some estates use an "alternate valuation date" or a different date set by the estate's advisors. We recommend confirming the required effective date with your attorney or tax adviser before ordering the appraisal.
A date of death appraisal may be appropriate when an estate needs a defensible property value for any of the following:
A tax assessment, an automated online estimate, or a real estate agent's opinion of value is generally not accepted for these purposes and is not a substitute for a formal appraisal report.
Gathering a few items in advance can help the appraisal proceed smoothly. The exact requirements depend on the assignment, so consider this a starting point rather than a fixed checklist — we will confirm what is needed when you request a quote.
While every assignment is a little different, a date of death appraisal typically follows these steps:
It is common for a property to change between the effective date and the inspection. A home may have been renovated, damaged by a storm, partially repaired, or even sold. None of these automatically prevent a retrospective appraisal.
We account for post-effective-date changes by documenting the property's condition as of that date using historical photos, prior listings, repair estimates, and other records. If the property has already been sold, that sale can be considered as part of the analysis, but the value conclusion still reflects the effective date rather than the sale date. A current inspection alone does not establish the property's historical condition — it is combined with documentation from the relevant period.
The fee and completion timeline depend on the property type, location, complexity, the availability of historical data, and the intended use of the report. A straightforward single-family home with good historical records typically takes less time than a unique property, a multi-unit building, or an assignment with an effective date many years in the past.
Once we understand your situation, we can provide a quote and an estimated timeline. We do not quote a fixed fee or turnaround here because every assignment is different, and we would rather give you an accurate estimate based on the actual property and requirements.
